Selling house/searches

I am selling house offer accepted on 19th May Memorandum of sale also sent to all party's on 19th May. My solicitor informed me that they have sent over contract of sale over to the buyers solicitor on 20th May. I was then asked to fill in fitting and fixtures forms which my solicitor confirmed that they sent this over to the buyers solicitor on 23rd May.

I have today phoned the estate agent to ask if the buyers solicitors have started the Searches and I was told no they have not yet. And told me that they will phone Solicitors on Monday and ask. 

My situation is that my property was let and now is a empty property. And it's costing me money I want the sale to go through quick and made the agent aware of this. Both party's are chain free.

On Monday it's going to be 2 weeks since sale contract was sent over. Is this normal or should my estate agent be the ones chasing the buyers and there Solicitors to get a move on?

Survey of the property is booked for Monday 2nd May.

    Presume you mean 2nd JUNE?

    I think many people hold off on the searches until the results of the survey are known.
    If the survey is bad and they pull out then they have not wasted money on the searches.

    As from Memo of sale to survey has taken  two weeks, it looks like your buyers are getting on with the process in a normal time frame.

    Have you had a previous sale of the property fall through?  That's the only reason I can think of that would enable your solicitor to send out the draft contract pack the day after you accepted an offer.

    Solicitors don't usually send out draft contract packs until you are fully signed up, ID checks done and protocol forms completed and returned by you (fixtures & fittings/property info form), together with any accompanying certificates/warranties.  The solicitor also has to obtain up to date copies of the title, title plan and any other important Land Registry documents and they would expect you to pay them some monies on account before they pay for these documents.

    Your buyer will also have to be fully signed up with their solicitor, ID checked and have paid in advance for searches to be applied for, once the solicitor has received the draft contract pack and perused it.

    I think you will need to be a little more patient to be honest.  It's barely two weeks since you accepted the offer.

    No mortgage in place yet either. That's another hurdle to jump before committing any money.

    Yes I am fully signed up with my solicitor Id check done and all forms for fixtures and fittings/property information forms filled in by me and sent over to buyers solicitor. Along with all warranty certificates. Yes title deeds have also been obtained and sent to sellers solicitors.

    I have paid my solicitor a fee of £100 which he required to start the process.

    I have been told by estate agent sellers have the deposit and mortgage offer.

    OP, if they aren't having the survey done until today, then you should expect possibly another couple of weeks before they start searches. They'll want to see the survey report, have a think about any issues, and decide whether they want to continue. Why would they pay for searches if the survey comes back with loads of issues? This might be an empty property to you, but they are almost certainly making the biggest purchase in their life so far. If it's all done and dusted by end of July, you'd be doing well.

    These things happen.  Reality.  Seller can delay matters as can buyer, each can pull out 

    Smile, be helpful, responsive, prompt, see how it goes.  

    You could have sold with tenant occupying (I've bought with resident tenants).  Your choices, your to be expected consequences.

    Our btl flat was empty for six months while the sale/conveyance took place.  It has to be empty before you start the process  if you want to sell with vacant possession, otherwise the tenants may not leave when you want them to.

    It's just something you have to suck up.
