Has anyone used tenant address tracking

Hi all,

I am currently in the process of gaining possession of my property.

I am awaiting the possession order and the appointment of a bailiff.
The tenant has stopped making payments since February.

I intend to file a small claims case; however, I am unsure of the tenant’s current address, as I suspect they no longer reside at the flat and have failed to communicate.

I have been approved for direct payment of Universal Credit starting in June.

(For context: when the tenancy began, the tenant was employed and made payments for 20 months.)

    You would send the possession order to the flat you are intending to possess. If they live there still they will see it. If they don’t live there, either they have arranged for mail forwarding and will see the document or they have no intention of returning and have disappeared, in which case they won’t resist the repossession.

    If you receive direct payment if UC and the tenant lives elsewhere, do you risk dwp clawing back the payment? My understanding is they won’t pay for a property that isn’t the home of the claimant.

    Thanks got the first payment 3rd June. 

    It is confusing tbh but with UC they still have the address on file. 

    They get total benefit of £1700 rent portion is 1300 and rent is £1400.

    There weren't any defence filed so now just awaiting the judge's decision and bailiffs.

    Thanks my concern is for the unpaid rent arrears and court fees which I will be following through afterwards with small claims.

    Tracing works quite well unless they moved abroad.  Getting CCJ is easy enough through small claims.  However, what is not easy is actually extracting any money.   That is almost certainly a lost cause rather than a “concern”.

    Think still in the UK but what address will the small claims be made once bailiffs kick them out?

    What would you do with around £5k arrears? Think worth chasing and them facing the consequences.
