Who is responsible for replacing windows in a leasehold flat?

    Found this on their website .Do not understanding the meaning. Surely the whole window needs replacing.

    I'm not really sure what you don't understand.

    The website says that
    • the freeholder (i.e. the council) is responsible for repairing/replacing the window frames (that's the wooden, pvc or metal frame of the window.)
    • the leaseholder is responsible for repairing/replacing the window glazing for the windows (that's the pieces of glass that sit in the window frames) e.g. If a cricket ball hits the glass, and breaks it - the leaseholder has to arrange for new glass to be put in.

    (But you should check that the lease says the same thing. If the lease says something different, it will be the lease that counts.)

    Thanks still confused according to surveyor, the wooden internal and external frames are rotten. The whole unit needs replacing. I was hoping Islington will replaced all the windows with double glazing in the near future. It’s getting too complicated, will advise brother to pull out.

    So if your brother bought the flat and became leaseholder, this is what might happen...
    • Your brother would tell Islington that the windows are rotten
    • Islington should replace them - possibly replacing windows in all 4 flats, and the communal areas at the same time
    • Your brother would have to pay 25% of the total cost (or whatever %age his lease says)

    (Based on your earlier posts I'm guessing that your brother might have to pay 25% of £32k. So that's £8k)
