Well only 2 people actually turned up to view the house and we accepted the first offer so that list will be very short! Haha.

So if you move to another agent, and either of those people come back within 6 months of ending your contract with Connells - they have to negotiate via Connells, and not via the new estate agent.

And if either of those people end up buying - you'd have to pay Connells their fee. So make sure it's all agreed with the new estate agent, that they won't get a fee if that happens.

(And check that Connells agree that they've only introduced those 2 people - to avoid arguments later.)

My sellers' attempt to get me to speed up my purchase by trying to give me a new deadline one month earlier than the timeline I described in my original offer email was an abject failure.

If you do this, require a list of people who Connells could claim were introduced by them, and make sure your new EA  has a copy of the list.
Yes, very important. If they don't give you this list, then any attempt to them to charge a fee for a house purchase after you have switched agents should be challenged through their complaints procedure and then through the ombudsman. Give them a deadline, such as 10 working days.

Thanks for everyone’s replies. I have today had an influx of comms from EA and solicitors to say -

We are waiting for the Lender to provide the mortgage offer on the portal, as soon as we have this we can agree a completion date and submit the COT.’

My solicitor seems hopeful we should get a date by the end of this week - that’s tomorrow, I’m quite doubtful on that. Funny how today we seem to be getting somewhere though eh?

Well today, still no further. I’ve told the EA if we do not progress by Monday I am going back on the market.
