Deshaling and does it effect mortgages?

Hi,
   I'm looking at buying a property which has been deshaled. Which is new to me,not being from that area. Any of you extremely knowledgeable people know, if it will effect the mortgage ? What documents will they require ? And in future, will it effect the selling of..
