    Playing devil's advocate, could the fact that the LL has been accepting £1750 for some months be seen as implying that the higher S13 figure has been abandoned?  It seems analogous to the opposite situation of a tenant asked to pay an increased rent and tacitly accepting this by paying the raised figure cannot go back a few months later to dispute the rise.

    This shows my ignorance in these matters. Hence I needed help.
    I did not know that Form 6A is the same as Section 21 notice.

    In the Form 6A, its written "If you do not leave your home by the date given in section 2, your landlord may apply to the court for an order under Section 21(1) or (4) of the Housing Act 1988 requiring you to give up possession".

    That made me think that I have to serve section 21 notice separately.

    I'll try to contact my letting agent again.

    BTW although the tenants paid the rent regularly but they have no concept of hygiene. The house is kept in a dirty condition. They do not use central heating in winter months and cook food with windows closed. This results in condensation all over and eventually resulting in mold.  I have spent a lot of money in the last few years on different things  including getting rid of the mold.

    Form 6A is but one (now very common) format for a s21 notice.

    You'll appreciate that lettings agent in England requires no qualifications at all, no training at all & no criminal records check.

    The landlord is always liable for everything, even if agent is a "good" agent,
