    I would start at £145K and see what happens. If no counter offer is made don’t be disheartened you could always increase your offer. 
    I wouldn’t mention the family connection as they may think your emotional connection will mean you’ll pay a lot more

    Have you been for a viewing? Do you have a mortgage in principle?

    Being a first time buyer is not always a positive for many sellers.
    How does it compare to similar priced properties in the area, not just in that street?

    I'm viewing it this week and yes I've got a mortgage in principle. 

    It's definitely more than others in the area for a 2 bed house.
    You should go and have a look at some of these other houses, to get a better feel about prices etc

    As long as your first offer is not totally ridiculous, then should be no problem. They will either counter offer, or just reject your offer. 


    Or they will just accept the full asking price offer from another buyer and not play games.

    You might find an offer has already been made by the time you view.

    That is always possible, as is the possibility of offering the full asking price and someone offering even more .
    My point was more about trying to not be too sensitive about offending peoples feelings.
