Anyone looking for 2bed house with garden in SE London (zone 4) under £450k who doesn't mind road no

We're trying to sell in SE London ( think around Beckenham area)
Our house needs no work but no offers because the garden has road noise. For context there is a fence ( which could be replaced by an acoustic one), a hedge and tall trees then busy road.
We and out neighbours think it's Low level but struggling to get offers as a result
We're priced to take the road into account and are around £30k less than similar houses not near road
Anyone looking to buy in London where 2beds under £500k are rare, would you be put off by noise? You can't hear inside the house
How would you sell it? We can't move the road
If anyone wants advert pm me

I don't think it'll be road noise. Plenty of people live near noisy roads.

You say you have discounted £30k compared to others on the road, but how does your interior fit out and space compare? Buyers might compromise on road noise but not if they feel impelled to spend 5 figures on replacement bathrooms and kitchen.
Also the road noise did not appear to put off your original purchase unless you did not notice it at the time.
A friend of a friend bought a house, and did not notice ( despite 2 previous viewings ) a railway line visibly backing onto the garden. She subsequently indicated she would not have bought it had she noticed it! Was apparently seduced by the smart interior renovation.0 -
When you say no noise can be heard inside the house, is this fact, or is it just that you don't notice it/doesn't bother you? Can you hear motorbikes or lorries when they drive past?
I live on a main road, and can hear (just about) every single car that drives past, whereas my missus/kid say they don't notice it.0 -
it is part of human biology that "you" will eventually ignore background noise once you get used to it. Sadly however, many house hunting viewers either do not understand that, or try to (falsely) use noise as leverage over price.

I personally don't like the noise of traffic but every time I've been into London in the car, on a bus or train, the route has been lined solid with houses and flats so clearly it doesn't bother millions of people.
