House insurance

My brother and I own a property which our mum resides in rent free.  We are struggling to find buildings insurance as we are not landlords as we don't have a tenancy agreement and this is not our main residence.  Does anyone know of any insurers as surely others have come across this 🤷‍♀️

You are landlords. The fact that your tenant pays no money is irrelevant. Just get landlord insurance

There are cheaper alternatives. I used LV+ for a similar scenario.

Several landlord insurance policies exclude no rent and/or having tenants/occupants who are relatives. So yes, it is relevant.

The advice of many (landlords, solicitors..) is never rent or permit occupation to relatives.  Usually a quick way of ruining relationships. HMRC will likely be suspicious (I have heard HMRC have had a number of instances of landlord/tenant/occupant claiming no rent or low rent but HMRC not believing this, hmrc then finding evidence of funds changing hands.
