I’m also in Gloucestershire and I see some houses flying off the market and others stagnating. There are 2 types which sell fast - the new (no work needed) and the cheap (which strangely tend not to be bought by locals who know the area and why properties seem cheaper there!). I also know of 3 originally identical (when built) properties which have asking prices with a range of 25k. Chances are they will all end up being sold for around the same price.

Ultimately a property is worth what someone is prepared to pay for it. Someone might value a front garden more than additional off road parking and will pay to secure the house. Someone else might look at that same place and knock money off their offer to factor in the cost of changing the garden to parking. The vendor could accept either or neither offer.

What is taking the time is the actual buying process. It’s taking 7+ months to get from offer to completion.
