Estate agents measurements

I am a suspicious person and always thought that estate agents exaggerate room measurements on floor plans. I had the EPC and floor plan person visit my home and after his visit I was sent the completed plans. I looked and thought 'I'm sure that's not right', so I checked. Everything was smaller on the plan, in some rooms he had lost 50cm! Everything was measured with an electronic measure so I was very surprised. I used a standard tape measure. 
The plan has now been corrected and my property is 'live'. Unfortunately, in my efforts to correct the plan I overlooked that my solar panels hadn't been mentioned :(
On the bright side, my house looks great in the photos, so much so I almost wonder why I am moving!

    Usually estate agents lie the other way, so very surprising.

    Electronic measures can easily give the wrong measurement if not used carefully.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    A misused laser measure almost always overreports rather than underreports though, usually because it is not held level so measures the increased diagonal distance.

    Quite the reverse can easily happen (I've witnessed it) when the beam hits an object rather than a wall

    They are often inaccurate. House we just bought had the layout shape completely wrong too.

    Some are terrible, I've seen many with doors missing, it looks like you have to access room via the window!

    Our living room is about 18 square meters according to the EA's plans from when we bought it last year. When I measured up for new flooring a few weeks ago it was 23 square meters. Bonus :wink:
