Inaccurate RM advert, how to deal with it?

The house is now under offer and the buyer is under the impression that  the heating system has a long guarantee but it really only has one year left. This longer guarantee is specified in the brochure and I think I told them verbally as well. This was information offered not requested and the system is serviced regularly so no issues.

How do I deal with this? Inform the solicitor, estate agent or both? I don't want any legal comeback so I'm assuming by telling them the error now, it will be resolved?

    You'll confirm the details via your solicitor so just sort it out at that stage.

    If you think they were particularly excited about it. It doesn't seem a material issue to me.

    If you feel you should let the buyer know, it's probably best to do it through the estate agent. 

    The estate agent can mention it informally in a phone call to the buyer - which is probably better than the buyer finding out through a formal letter from their solicitor.

    If this becomes a major problem, would it be possible and financially viable for you to purchase heating system insurance for the heating in the property? Or, if you are concerned about the buyer responding very negatively, could you check out the cost of such insurance and perhaps make an offer when you tell the buyer that the heating system doesn't have a long time left on the warranty? 

    Or, if you don't want to do that, finding out the cost of heating system insurance may at least allow you to know what sort of renegotiated price (if such is offered by the buyer) is in the ballpark. 

    Note: I'm only thinking about the 'keep the buyer happy' side of things here. Just letting them know is the first and most obvious step. Then you can see if there is a problem or not.
