    I gave my EA keys but they still rang me to confirm that viewing appointments were suitable so I could tidy and get out the house.

    Saying that, I did have a bad experience where the EA gave the keys to a surveyor without telling me and said surveyor just turned up and let themselves in……..

    You can probably set up a mobile phone as a wifi hot spot to get the heating system working short term.

    The estate agent should have a summary of what does/doesn't work or isn't verified that can be shared with the viewers, and there's a form you'd need to fill in before the sale with those details so the buyers should be aware.

    Though it's undoubtedly better to be able to show stuff works, as otherwise buyers will need to assume it doesn't and will budget that in. If you can, I'd try and get the cheap stuff fixed as it'll look better. I'd also open the kitchen tap valve so they can see the plumbing works and water pressure is fine but the tap needs replaced.

    Housewarming. I  suggest writing by pen and paper so that (for me) it makes it more formal. However I do take your point about emails.

    The "421 Misdirected Request" issue often occurs when multiple virtual hosts share the same IP and SSL certificate, especially with wildcard certs on Apache. To resolve this in AAPanel, make sure each subdomain (like aaa.domain.com and bbb.domain.com) has its own dedicated <VirtualHost *:443> block with the correct ServerName and SSL settings. Apache sometimes struggles with SNI when the setup isn't explicit enough.

    Also, ensure that Protocols h2 http/1.1 is enabled only once per virtual host to avoid protocol confusion.

    If you’re using AAPanel, go to Website > Site Config, and manually adjust the SSL section in the conf file for each domain.

    For a smoother transition between subdomains and avoiding certificate mismatch issues, getting your config right is key — your move now is to fine-tune Apache's handling of wildcard SSL.
