@user1977 ideally we'd need a mortgage because while we could just about cover the asking price outright, the 40k of land transaction tax we couldn't stretch to, never mind the alterations that would be required.
I think it's a no-go unfortunately
While it's not priced horrifically on the face of things, considering the huge LTT, and the massive ongoing council tax bill it just makes it not a very good buy0 -

It will depend on whereabouts in Band G, the house currently sits. Towards the bottom, incorporating a non self contained annex probably would not increase the band. Towards the top, it may increase.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales1

Can't help you with the original question, but can you remove the kitchen from the annex/outbuilding, and fit it in the main house?0
