Who pays for EICR? Commercial Lease Office

Hi, I have a joint commercial lease with a colleague renting an office. The landlord arranged for an electrician to see the office the other week. Today, we receive an invoice to pay for the EICR. I cannot see anywhere in the lease where it states that tenants are liable. Please advise what to look out for in contract before we contact the landlord to query.

In general, unless your rent is fully inclusive (very, very rare), tenants pay rent and all other costs relating to building insurance, management, repairs and maintenance.
Look at clauses relating to repairs and maintenance, service charges or works in common and the recharge basis.1
