Land registry title deeds locked

The background my property was jointly owned with my partner, we then separated and he applied to change the jointly owned to tenants in common.
I received a letter from his solicitor outling the house to be sold etc
that was October 2024 with a requirement the house be on the market by sept 2025
We have now reached an agreement that I will remortgage and buy his share of the property.

I proceeded to a brooker and finally got accepted and everything was going through fine. Until they checked and found the land registry tittle was locked.
my question is , I had completely forgotten about this change to tenants in common and obv did not mention this.

Will this now involve even more fees and costs to sort this out? I am already stretched with all the other fees and am really worried.

Can we remove this restriction/lock without their involvement? My ex said the changing to tenants in common was done purely so if he fixed I wouldn’t get his half.

Sorry was meant to read - if he died I would not get his half was the reason he applied to change from jointly owned to tenants in common

What do you mean "locked"?
Presumably you've instructed a solicitor to handle the remortgage, and explained there's a transfer element as well?0 -

I have no idea, my mortgage lender info said there is a pending application at the land registry this means that the land registry records for your property are locked because another solicitor has applied To make changes

Can this easily be resolved by that solicitor if instructed by my ex ?0

I believe if a change is going on then you are not going to to able to request another change until that's done. Your ex is best of calling the land registry and asking to withdraw his application to change the deeds to tenants in common. They will be about to explain the process to him on how to do this.1

Nothing gets 'locked' but I imagine that someone involved (conveyancer, lender, others) won't proceed whilst there is a pending application
If so and it needs to be withdrawn/cancelled then whoever submitted it needs to request withdrawal/cancellation in writing. Not a phone call
If the application is to register a form A restriction (that's linked to the TIC element you refer to) then that shouldn't stop anything as you are both registered owners.
What would normally stop things re your mortgage offer would be the fact that you are one of joint owners and reading your post that transfer from joint names to a sole name has yet to be completed.
