Hi Folks,
I'm beginning to offer my home back to the local housing authority. I've heard through the local removals firms that they often try to force homeowners to agree to terms that are outside the housing act legislation.
This has included, removal of carpets at sellers cost, down valuing for estate agent fees and deducting money for there own works to re-let the property.
Has anyone experienced this before or could they offer any advice on how to deal with those terms quickly without a protracted argument?

You can offer and look at their terms, one would assume a local authority would be a more trusted buyer.Deducting money for any needed works sounds quite normal, if you have more than one offer, take your pick.1

Its a first right of refusal, section 156A and 158 of the housing act. They have to offer full market value, deductions are unlawful but they do seem to try it on. I just need a quick way to put them in their place. If they want to buy it I cant sell it to anyone else.0

I had a negative friend at the time I bought my council house, saying that they would value it at a lower price. I was happy with the price of the valuation.1 -
If a property offered for sale has carpeting that is long past its best, then any prudent purchaser would factor the cost of removal and replacement, plus the cost of removing and replacing of any unsafe and/or undesirable fitments into their offer. Quite normal behaviour.
In your case, the council is dealing with public money and must not squander it.
Removal personnel often relate "horror stories", some may be exaggerated or "Chinese whispers"If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales3 -
