Giving Section 21 notice

Just needed a second opinion on this. Please don't write comments about don't I know this etc as sometimes landlords need to double check things.
So basically my tenant's contract is expiring 23rd June. I have spoken to him yesterday to give him a heads up that I will be giving him notice & would like for him to leave by end of July (23rd). Would I be right in thinking that I need to give the section 21 notice by 23rd May (2 months prior to when I would like him to move out by)?
Also when his contract ends in June, I don't need to do a new one do I? Just for that extra month. Thanks in advance.

* His fixed term is expiring 23rd June, not his tenancy which continues.
* You would like him to leave on 23rd July but you cannot decide this. If you serve notice on 23rd May then the notice would expire on 23rd July. That's not the same as his move out date, that's simply when you can go to court.
* Incidentally you don't have to align it to the 23rd date, you could serve notice now to terminate 1st July. Just provided its on or after 23rd June.6 -

No, you don't need a new tenancy, it automatically becomes a rolling tenancy once the original contract expires.
Of course you know S21 is only a notice to begin proceedings0 -

You give 2 months and a few days for them to receive it if posting first class for example 2 working days.
2 months notice doesn't mean they leave. Mine got given till 7th April and haven't left.
Don't sign any new contract stays rolling.

a s21 notice does not impose a moving out date, its sole purpose is to evidence to a court that the T has been given the required minimum 2 months notice of your intention to go to court if they fail to move out.
you could serve a S21 today, timed for 1st July and agree that their actual move out date will then be 31 July.
obviously if the T is likely to be unhappy at being "moved" then you may not want them to have an "extended" period in which to extract revenge but if the relations with the T is good then be kind to them and give them as much time (notice) as you can0
