    The "degree of separation" issue should not be a concern if renting the property to the third party, so long as the decision to rent the property is in your Mother's best interests.

    Have you done the sums on whether this can be made to work?

    £400k property, so maybe £1,250 per month rental value (perhaps lower if the property is in less than perfect condition).  That income is subject to income tax.

    Care home fees, maybe £1,250 per week or more.

    What pension income does your Mother have?

    What is your current rent on where you do live?
    Earlier in the thread, you suggested you would consider supplementing your Mother's resources to support her care funding.  Irrespective of whether that is something you should have to do, if you are not able to fund the rent on the property, do you really have funds / income available to sustain a care fee supplement?

    You may well find that your typical financial advisor is more interested in sorting your finances/pension out, than getting involved in such situations.
    Probably a solicitor with experience in this area would be more useful.
