Right to park

Hi we just had new people move in and they have been told they seem to think they have the right to park a second car in front our house. I was told the space in front out house was for access to their one car parking space. I have attached the current deeds to both properties they live in the house marked on the left picture we live in the property on the right.

The map won't show what their deeds say just shows ownership
You can download their deeds from land registry if you want confirmation of what they say

If the space is for access to their space and their space alone and no one else has any form of access or right of way on it then what is the issue ?
It may be that you actually have some for of right to use it for temp use ie deliveries etc in which case then no they shouldn’t use it
Where exactly on that diagram are they parking and what about the property between you ?2 -
basically our garden is the blue marked area. The orange line is a road leading up to 3 garages for 3 surrounding houses. I was told each house has a garage plus one space in front. Neighbours want to park in front of our garden. My solicitor when purchasing said the space in front of my garden (yellow area) can be used for allowing access to the 3 garages and 3 spaces infront

You need a copy of the Transfer Deed (TP1) from when the property was first sold. There should have been a copy in your purchase report. But if your solicitor said that they only have a right of access over your land then I would presume they are correct and that is all they have. If so, you are entitled to tell them not to park on your property.
Try to keep it civil though as you don't want a neighbour dispute. Hopefully they will realise their mistake and be polite about it.0 -
