Conveyancing delays...

Hello, 
I'm buying and selling with the same solicitor, no chain is involved but obviously my sale needs to complete before my purchase. I'm selling leasehold and buying leasehold. 

The issue is both solicitors have had everything required for several weeks and my buyer (like me) is not understanding what the hold up is. Their solicitor told them they're looking at end of June early July for completion!  This is despite all paperwork having been completed and returned weeks ago, we're talking mid March, i just don't get it.  

When i ask my solicitor for an update they simply don't respond or say "check the online tracker" which I've said i don't understand. I'm really annoyed at the lack of clarity more than anything else because i know conveyancing can take a while but surely they should be telling my exactly where they are and what the hold up is?

My leasehold sale isn't complicated and as i said, my solicitor has had all relevant paperwork for 6 weeks. 

How do i approach them, and keep them onside but also get the info i need? I was thinning of going to their office tomorrow and hopefully not having a rant at them haha

    What does your online tracker say? Clearly either all paperwork has not been sorted or your buyer has asked to delay completion. Ask your estate agent to do some digging.

    The online tracker says I'm at the very start of the process which isn't true and that's the point I'm trying to make with them, i cannot be at the start of the process since I've returned all the legal forms, the landlord pack the property management pack, my mortgage offer, everything. Why can't they just tell me, here is where your at, we're waiting for xyz.

    What's your sellers position? Are there further parties involved in the chain above you.

    Are you sure your solicitors "have everything required"? Or just that you've sent them what they've asked you for?

    Hoenir, there is no chain, my buyer is renting, my onward purchase property is vacant already.

    I was renting when i bought the property 3 years ago and the process took 7 weeks from start to completion.
    I got all my ducks in a row really quickly this time so the process would not drag on, providing everything straight away, returning all legal documents straight away. 

    I appreciate my solicitor may be waiting for things but please just tell me that instead of radio silence and "check the tracker" which is wrong anyway.

    There's far more to the process. Much is dependent on the speed of third party management companies. Leasehold is notoriously slow.

    OP, if I were you I'd give them a ring, explain the online tracker isn't working and ask to go in and speak to someone. My OH hated the app our conveyancers used, so she told them she wouldn't use it any more and wanted everything doing old school, which they did. I actually think it worked better. We went into the office a couple of times and spoke to the admin manager which helped (obviously couldn't get anywhere near the solicitors).

    Another 3 months sounds excessive tbh. To be technical though, you are in a chain albeit only 2 properties.

    The chain thing, well ironically my purchase is almost at exchange stage but i can't because of the issue with my flat which they won't give me an answer on. Anyway, I'll see what happens tomorrow.
