Poor state of car park - case law please :)

Hi all
long story short I’m defending myself at court in a pcn on private land. 
Does anyone have any case law for car parks in poor condition? See images attached - scaffolding blocking parking spaces, bag numbers worn away, lighting not working, signs missing, fences collapsed

    Not sure that fighting on state of car park has anything to do with the invoice & contesting that.

    There's no case law like that but if that sign was the parking firm's purported t&cs, then it's unreadable isn't it?!
