Mis-representation after house purchase - anyone ever had any luck?

As annoying as it may seem the best thing to do here is just suck it up and put it down to experience. Next time make sure you do your own die diligence and not rely on other parties.
Look on the bright side, you will have a brand new boiler so less likely to have break downs and you will have light fittings of your choice.
As for the rubbish, just hire a skip and use the opportunity to get rid of some of your own unwanted/needed clutter at the same time.0 -
I won something along these lines a few years back to do with a boiler funnily...Ultimately though I didn't win it because it didn't work/faulty as that is caveat emptor as others have said. I won the small claims court on the basis that I'd made a lower offer based on condition/type of heating installed which they refused and subsequently were found out to be lying on their reason for rejecting the offer which the EA had documented fortunately, so in the end I won on the basis of misrepresentation and the loss was quantified by the offer difference.Mess, that's one you can raise to your solicitor from memory and claim the cost of a skip off them as the property should be empty but whether you want the hassle of the claim is another question.0

After rejection if they counter or you offer more and its accepted thats the price and legally cannot be forced too take less because you think it should be less for heating. If anything your argument proves you KNEW there was a heating issues.4
