Are you aware of the rules on reclaiming VAT on a self-build?
You can reclaim VAT on a self build if it is intended to be your home, but not if it is intended to be an investment.
Get advice, but if you want to reclaim the VAT on the builds, I'd suggest you'd want to ensure you pay for the build your home (ie invoices in your name), your mum pays for the builds of her home (invoices in her name), and you both have to live in your respective homes for a period of years (barring exceptional circumstances).
