post tarriff investing

ive had a pretty hectic month and havent decided on how to invest the 70k thats sitting as cash in my sipp. I put 7k in  a hsbc balanced fund and then got distracted by work, Need a little reassurance to keep feeding it back in as i worry about the lack of time (starting investing at 50) with the state of the world it feels like it could take a steep turn again.

i also have 450k that i want to protect from inflation  - having just lost my job I am thinking about a property that could do that whilst generating income or part live of the interest.

any suggestions appreciated

Stockmarket crashes occur on average every 4 years.    So, you are going to see a bunch more before you get to retirement and if you use drawdown, you will see a bunch more after.

What experience do you have of being a landlord?   It's not the easy game it once was.   Do you have building/refurbishment skills?   Do you know where to get the best rental yields?

Living off interest is risky.  You bring in shortfall risk and inflation risk which could ultimately result in an erosion cycle and run out.

@dunston i have one property, it was a new build 5 or 6 years ago  and has been hands off really although of course its not totally without hassle. seems to have grown in value as well as rent which is why i suppose has pointed me in that direction against what seem like more uncertainties in the market. Having lost my main source of income recently. i just thought the rental income and interest with occasional work would see me through,
i have a small amount of experience as a landlord and next to none as an investor.

I know you cant offer advice, or know whats going to happen in future but if you were in my position what might you do.

    50 years old
    300k cash isas 4.5%+
    450k cash savings 4.5%+
    rental income £800 after managment
    80k in sipp ( 73k uninvested)

100k / 5 years ish left on the mortgage 1.49 % for 1 more year

£150k in the business, LTD company

Im intending to keep paying myself a small salary and keep contributing to the sipp, keep the isas for long term. beyond that im  at a bit or a turning point in my life with work, im going to be freelancing and can probably rely on 10-20k worst case, hopefully more but the large cash savings right now feel like a blessinng and a source of stress to make sure its used well.

    Thoughts would be appreciated
