Cost of negotiating a premium to extend lease

Hope you are all well.
Apologies in advance if this has been posted.
I have been emailed costs on negotiating a premium to extend the lease on my parents flat which is £200 per hr or a flat rate of £500. I really dont know how long the negotiating will take - should I go for the hr or flat rate?

For the extra cost versus peace of mind of having a fixed cost, I’d go for the flat rate, doesn’t seem like a lot more than the hourly rate1
