How close is your onward purchase to being sorted?
It sounds like you want to relist. None of us can predict whether you will get what you hope for. Yhe important number is not what they list for but what they eventually sell for.
The reality is that the only reason your buyers are being patient is that they felt they got a good deal. Anyone who would have offered higher originally would have either pulled out or pressured you to break the chain by now so I don't think you have necessarily missed out. That original offer allowed you to proceed with your current purchase.1 -

Email the agent (don’t ring) saying that your plans have changed and are reconsidering what your plans are for the future. Nearly everybody is saying to pull out and relist.
Why not just gazump the current buyers instead and say the current agreed price is now unacceptable due to the delays ( even if they were not the buyers fault) and an increased offer of £XK is needed or you will relist.0 -
How far are you off your purchase? It might sell straight away and all be fine but if it then delays your purchase you will be kicking yourself. You could ask a few agents for their option.I think you would describe my nans house as nice and very well maintained but I don’t think it would be snapped up if against a modern house (at a similar price) as it would look dated in comparison due to wallpaper, carpet etc.0
