    The agent may farm the viewings out, a lot do. Only interested in the money most likely.
    You could tell the agent (they need to know the crap staff they use)
    You are paying after-all !!
    certainly there used to be people who just did viewings for multiple agents  on a casual basis
    Still do, at least round my area.

    Our problem is that whilst we were away we checked our outside camera to check everything was ok and picked up that on a viewing this morning there was another couple who asked the agent if we've had any offers and much interest.
    If you want to raise anything with the agent - then you're going to have to make it clear to them that you're recording and listening to conversations they are having on the doorstep.
    That's what I was thinking. The OP has been eavesdropping, and I would expect that would anger the EA. If I was in the OP's position (though I don't think I ever would do that), I would make the decision about whether to change EAs or not without discussing or even hinting as to what I had heard.

    Why not, not eavesdropping at all, the cam recorded it, most likely been there for years. the agent needs to know what happened. How are things going to improve otherwise?

    The cam may have been there for years, but going in and looking at/listening to the footage is a choice that the OP made. If I did that, even accidentally, I would not want to tell the EA. If the OP then moves to another EA, then the original EA may warn the new EA about the OP listening in, and so on... I don't see any wins coming from the OP mentioning what they heard to the EA. Time to change EAs.

    To woke me thinks. You need to get out more.
    I'm just thinking what is the best way forward for the OP. Personally speaking, I'm not sure your comment adds anything to the discussion.

    Only paying if and when the property sale completes. Business overheads have to be paid whatever.

    It does make me laugh when people call someone woke but don't actually know what it means.

    Anyway OP, the EA has a vested interest in selling the house. I think others are quite right that an offer from someone who isn't on the market is no offer. Ignore those offers. More likely time wasters. EA's shouldn't lie, but they don't have to give every viewer every detail. I think you are fussing over nothing. If the viewings dry up and you haven't got an acceptable offer after a month, then that's the time to start thinking again. Have you thought of doing your own viewings? We started doing that as we didn't think our EA was giving all the right info out. We sold quicker IMO.

    @B@Bigphil1474 good advice, thank you!
    We'll see how it goes and if we're still not getting people who are able to offer who can proceed, which we have 2 now, we'll ask the estate agent to rule these viewings out.
    We have the feedback now that has helped and we'll move forward with this plan.
    Fingers crossed we'll get a viewing who can move forward.
