High Insurance premiums from the freeholder

It counts as a service charge payment, so you can challenge it at a tribunal if you think it's unreasonable.
But you would probably need evidence that the freeholder could have got cheaper, equivalent insurance from somewhere else.
Or perhaps the freeholder has taken out some unnecessary insurance cover, which has increased the cost.
