HM Land Registry Issues

We are currently in the conveyancing process and are waiting on our buyers enquiry to proceed with exchange of contracts.
Unfortunately, our buyers are selling their house to a FTB, the house is 4 years old on a development which is still in progress, the current owners have never had to pay a service management fee, however they are bringing this in as of this year, 2025. Our buyers solicitors are telling us it is very complex as the current owners have never had to pay it, as of last week the solicitors have said they now have everything they need from all parties involved in the service management fee and they have sent to HM Land Registry as well as asking it to be expedited.
My queries are:
A) How long is it likely going to take to rectify and be in a position to Exchange?
Can our buyers solicitor and the FTB solicitor put a clause or letter of intent to ensure it is dealt with but after exchange of contracts to ensure we complete on a date everyone has agreed to?

Expedition generally gets the application to the start line within 10 days ready for processing. Everything then hinges on the above as well as is everything in order. How long the processing takes will vary
As for part B0 that's something only the conveyancer and any mortgage lender can answer/advise on. It will be their decision and again largely dependent on what's actually being applied for and the 'risk' associated with completing now or later once registered.“Official Company Representative
