    Unfortunately you can't enforce them leaving after the 4 months without court action, leaving you in the worst of both worlds. 
    The only way I'd entertain it is ask the TENANT to give YOU notice now to expire in 4 months time. The minimum is usually 1 tenancy period (depending on whether its a SPT contract) but can be more. That way, they can't back out of the notice, or if they do then they become liable for double rent.
