    Utility bills are very personal to you and how you live in the property. My husband and I spend about £60-80 a month on electric and the KWs we used have stayed the same really regardless of the house we are in. 

    Gas is really influenced by the size of the house and the age of the boiler, the type of boiler etc. A well insulated house like yours if you left the thermostat on 18 in the day and off at night would maybe cost you £80-100 a month in winter but if you turned that up to 21, then it's gonna be more. 
    I pay £140 a month in a 4 bed detached and in the summer the bill is £100 a month and in the winter it's closer to £200 a month. We have a water tank and use the boiler only an hour a day to heat water for 6-7 months of the year. 

    My yearly KW usage for 2 adults and a child in a 4 bed house, of which someone is in the house most days is 8500kwh gas and 3200kwh electric.

    It all comes down to lifestyle.  My DD for gas and electric is £68 a month and I am well in credit.  But I set my heating to 18, happily wear cardigans/jumpers and don’t run the heating at night.  A friend sets hers to 22, swans around in a t shirt and runs the heating day and night. Her bills are astronomical.  Also I use octopus agile, so as far as possible I plan electricity usage for the cheapest times.

    Ofgem, who oversee the gas and electricity suppliers, have worked out figures for typical households ; Low, Medium and High.

    Low is for 1-2 people living in a one bedroom house or flat - 7,500 KWH of gas and 1,800 KWH of electricity.

    Medium is for 2-3 people living in a 2 to 3 bedroom house - 11,500 KWH of gas and 2,700 KWH of electricity.

    So for one person in a new ( well insulated) 3 bed house, you could guess at a figure half way between these two, maybe closer to the lower figure 

    So about £700 pa for electricity and about £800 pa for gas.

    I have a 3bed semi-detached property, 1970's build - £117 a month gas / electricity & £35.50 water. My son lives here 60% of the time, but noone else.

    Think with a newbuild you can be pretty confident your energy bills will be less than this!!

    One thing I'd advice is investing in a dehumidifier. They cost about £180, but will allow you to dry your clothes, towels & bedsheets within 1 to 2 days & cost peanuts to run compared to a Tumble Drier, without running the risk of shrinkage.
