Crap end of tenancy checkout missed significant damage

    Were the tenants present at the checkout or were they sent the check out report? 
    If so, then claiming from the tenants will be hard though possible depending on whether the arbiter believes your evidence (eg if you have dated photos the day after the check out). You could try, but if that fails then I'd expand your complaint to claim the costs of the repair from the agent - due to their negligence, you're out money that's not recoverable from the tenant. 

    If not, and if its not been too long after the tenants left then perhaps ask the agent to revisit and re do the check out. That might be easier to negotiate than them returning the fee so you can get someone else to do it. Or just add in that room yourself, though the more you amend, the more suspicious it'll look .
