Is the property registered with the land Reg? If so you dont need the paper deeds.

If the property has been subject to a mortgage since 1990 the deed documents will indeed all be held electronically.  There is no need for the paper deeds, but you can apply to the Land Registry to see if they have copies on file.

Have you checked what is shown at the Land Registry?  Everything is stored electronically these days - physical deeds are a dinosaur.

The Land Registry cost nothing to check, and as long as you use the gov.uk site, you can get a copy for £7
