    No feedback from either EA said they couldn’t get hold of them. Another three bed down the road is £165k pretty similar to ours bits ours actually has a bigger garden 
    it’s on Rightmove Zoopla and they do share now and then on Facebook

    OP, we did the viewings on our house, and the vast majority of people found the property through RightMove (one of my standard questions). Unless your EA is difficult to get hold of to make appointments to view the property or are short of staff to do the viewings, changing EA's won't make much difference. 

    The only way price will be affecting viewings is if its massively over priced. Most house buyers will start off offering below asking unless it's a highly desirable property in a highly desirable area.
    Not really, there are loads of homes on the market with much lower demand.

    The end of the stamp duty reduction will have caused that, so it'd be silly to assume that is a trend that will continue.

    But people trying to sell now will still want to sell after the reduction ends? Loads of people will have missed the deadline, I saw posts on forums from a couple of months ago saying "Can we sell/buy in time?" In many cases the answer will be no.
