Thinking of this the other way around.
If your sister can get a mortgage for 50% and buy you out fully that is the simplest way for IHT

So if you were worried about her affording the repayments on this sum could you loan her back the £20k to reduce her repayments, with an agreement that she remortgages in 10 years to give you the loan back?

I'm not sure if there are implications to doing a personal loan. And only you know if your sister will be able to afford to remortgage later on. But it sounds like completing the 50/50 split now is better for you in taxes.
