EPC Certificate without visiting the property.

Does anyone know if there is 'any' situation in which an EPC can be carried out without visiting the property. For example, a pre and post EPC related to energy conservation works.

yes, a fake EPC could be done working from home.Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.0

As long as it ends up on the EPC online register and gives you a good rating, who cares?? The whle EPC scam is a very uncertain blunt instrument.1

Just to bring the thread to a conclusion, an EPC can be desk based under certain circumstances. And yes I did receive an A, or to be more specific an A107.0

I believe that it used to be possible to do desk based EPCs when undertaking large amounts of assessments for identical properties within large apartment blocks (ie Council owned flats within large apartment blocks). But any other EPC has to have an actual survey, both for the pre and post refurbishment/installation stages - if the works are just the install of a solar PV system, with all that info available on the MCS certificate, then frankly it's a waste of everyone's time doing 2 surveys but those are the rules.CFELH said:Just to bring the thread to a conclusion, an EPC can be desk based under certain circumstances. A-107 would mean net zero, so would suggest a very large solar PV system installed.1
