Must admit I didn’t put my house on the market until I found a house I wanted to buy and had my offer accepted. Until I saw my current home I didn’t know I wanted to sell.
I agree - im in a similar position I don’t want to sell until I have a sense of what could be suitable in the area I’d like to live in. It might seem like time wasting, especially if lots of buyers are rolling up and they have the cash to go but realistically how many people are really in that position to purchase without having to sell something first.  And who knows I might actually be able to sell my house more quickly and successfully than the person who has already agreed a sale or who already has theirs on the market.

It is not just cash buyers who can move quickly, but anyone not in a chain with a mortgage can move quickly as well.
Such as first time buyers, people who are separating, people who for whatever reason have been out of the housing market for a while etc
