“Newer Build” survey

Hi. 

Could anyone advise if I should get a survey done on a newer build we are looking at potentially buying.?

when I say newer build , the house is only 2 years old and built by bovis homes but by all intensive purposes it’s a second hand home , but what I would class as a new build .

any advise would be appreciated. 

We did a level 2 on our previous house and they totally missed issues that later came up when we moved in/ found out. So im
having doubts if its worth it

    It is often better (and cheaper) to get a good builder to look over the house over.
    Surveys are riddled with advisories and just covering there !!!!!!.

    now i probably would agree here,  IF the seller would grant in effect a person who is a Non surveyor so to speak in there home is another matter

    I'd get a L2 survey done. The cost is small compared to what you are laying out for the house, and getting a good surveyor's view of the property, even if it's just to say it's all good, is worth the price IMO. Bear in mind it's a new build, and the housebuilder has probably now washed their hands of any minor repairs (after 2 years), so the only come back is structural work NHBC cover and the excesses on those are high.

    Maybe use a New Build "snagging" company, they are great for finding poor build quality issues. Walls being out of plumb, and fake weep vents etc.

    I'd recommend using a snagging company.
    They will identify issues and the degree of effort to rectify them.
    Plus at 2 years old, the issues should be visible.
    Ask the sellers whst snagging issues there were this should help as well. If there were issues and the owners tell you, chances are they are proactive.
    On our estate, we fought to get the issues fixed by the developer whereas others were too late.
