I have an offer accepted on a 3bed semi detached property but somehow i feel the room sizes might cause problems in the future resale of the house
Master bedroom size - 12’7 x 8’2
second bedroom size - 11’1x 9’1
Third bedroom size - 7’5 x 7’5
I am not sure it an king size bed would fit in master bedroom along with bed side cot. Please suggest..

Can't tell based just on dimensions, it depends where the door and radiators, windows etc are and the estate agent may have measured into wardrobes or alcoves to make it seem bigger.2

Under those rules you also need to consider the living room which the OP hasn't stated the size of.1 -
Are the rooms big enough for your needs? Do you need to get a king sized bed and cot into the main bedroom?If it works for you, isn’t a ridiculous layout, and if you aren’t planning on selling soon, I wouldn’t worry.0

OP simply asked if a king sized bed and cot would fit in a 12'7 by 8'2 room. Debate about overcrowding and living rooms is irrelevant.0

King size bed is 5' wide and 6'6" long, so it'll fit with enough room for a cot. It might be a bit awkward but the cot is presumably temporary.
Obviously it'll depend on the room shape, where the door/window/radiator are.

The room sizes haven't put you off buying so why should it future buyers. We don't know the layout of the room so all we can say is on face value a kingsize bed and cot will fit.0
