    Just musing, you could stick it up with 2 different agents, one listing as a 3 bed with potential 4th/study, and the other as a 4 bed.

    We can get caught in a "staging loop" thinking that presentation sells a house, but when people view they see the reality and offer (or walk away) accordingly.

    Technically if you can fit a bed in it, it'll be listed as a bedroom, or if it's a big too small it'll be a box room. In a lot of places I viewed the smallest bedroom barely useable as a bedroom with some looking like they'd need custom built beds to fit. Perfect for an office space though.

    My understanding has always been that dorma type bungalows can have downstairs bedrooms as they were originally just bungalows, but houses that are houses have their bedrooms upstairs. I think the actual property description will be key as I doubt many people would consider a second reception room a bedroom, but would obviously realise it could be.

    When we were searching we were looking for 3 bedrooms and another room for a home office somewhere. Easiest way was to search for 4 bed room properties. Listing yours as a 4 bed for that purposes might help, but if the plan and the blurb makes it clear that it's currently used as a second rec. room, then it's up to the buyers to decide if they are interested or not..

    The person in the link said that prices in South London were "stagnating" not collapsing, my point was that people may have overvalued (in their mind) houses that are really not what is stated in the description, London is full of houses with box rooms etc. masquerading as "extra bedrooms" or "offices".

    Not that this is on topic at all but house prices are set to rise 2-5% this year.

    The reality is we cannot build enough houses so demand will always outstrip supply even with the past few years extra landlord properties coming on the market.

    In my decades of property ownership house prices have only ever gone one way long term.and at least for now there is no fear of double digit interest rates to crash the market. Just a slower than normal rise year on year predicted.

    That sounds like a decent amount of space and you should highlight it as much as possible with the floorplan, making sure dimensions are included.

    I would definitely list as 4 beds. You want as many people looking at  the listing as possible.  If you list it as 3 it will seem pricey. It will be obvious one bed is downstairs from the floor plan , if that doesn't suit people will not view.
