Leaving before tenancy ends

Having had numerous problems with LL and flat, which is badly affecting my MH now, I have found somewhere else to rent.
I cannot use my six month break clause until next month, so I will have to pay rent until the six months are up, but as I shall clear out and leave it in a load better state than when I moved in, plus I will pay until my six months are up, I don’t see how my LL can have an issue with it.
Yes it’ll be a struggle, but I desperately need out.
Anyone else done this?

It's the same as ending any other tenancy really. Try talking to your LL to see if they will mutually surrender it earlier, with you covering their reletting costs, otherwise service notice to end the tenancy using the break clause in your agreement.
From the sounds of it, it sounds like your LL might also play silly buggers with your deposit, so make sure to immediately request it back in full through the deposit protection scheme they have used. That will get the ball rolling to get it returned ASAP. Any disputes will be settled through their arbitration.0 -
Your LL can't make you live there, and as long as you're paying rent they're unlikely to say anything to you anyway. While the best solution would be an agreed early surrender if that's not possible and you can afford to pay the rent until the end of the tenancy all should be OK. If you move out completely make sure you forward mail to your new address so that you're aware of anything important that's sent to the old address during the remainder of your tenancy. You should also, if necessary, continue to go there to take meter readings and ensure there are no leaks, etc.1
