DIY conveyancing Selling a Leasehold Flat to the Leaseholder/Managing Agent in a Short Timescale

My Wife and I are selling a Leasehold Flat [removed by Forum Team]

The leaseholder has made us an offer we are likely to accept ( £148,500 ) His funds are likely to be available Early march Anyday now

Now the Important Info

My Wife and myself were directors of the leasehold company and we built and managed the Apartments until our retirement in 2018 when we sold our 50% interest to the existing directors We Bought the flat from what was then our company in 2016

1 So the Apartment was Built by the Leaseholder Company

2 Managed by the Leaseholder Company ( Service charges etc )

3Leaeholder company is on the Same Site

4 The Leaseholder company has previously bought apartments back and as the leaseholder company has instructed their solicitors to waive enquiries etc as they are in effect enquiring on themselves

5 As previous joint directors They know us and our occupancy / tenants that were in

So they have instructed their Solicitors RJSolicitors in Stoke to waive the enquiries on Property /enquiries on Lease and Enquiries on Managing Co and probably local searches

so we’re left with whats involved Barebones ;

Signed Contract to Exchange ( presumably standard Law Society )- Leasehold ??

Signed LTR1 Form

These can be sent and sit with RJ solicitors until they receive funds from the buyer at which point they can chaps the money to us as they have the contract and LTR 1 Form

Only Unknown from my side is the Reassignment of the Lease Obviously we need to know its reassigned and we have no ongoing liabilities re .

I did my own conveyancing twice in the 80's  and early 90's  all went fine no issues but  that was 30 years ago and No leasehold involved   No  Solicitor or conveyancer is able to give me a timescale under 10-12 weeks    I don't see why it cant be done in 2 weeks for half the normal price  given no searches or enquiries will be  required

    Just to clarify some terminology (or possibly typos)...

    If you and your wife own a leasehold flat, you are the leaseholders.

    Do you mean that the freeholder (i.e. the person/company owning the freehold of the building) has made you an offer?

    Again, when you say  'Leasehold Company', do you mean the company that owns the freehold of the building? (i.e. maybe you meant to say 'Freehold Company')

    And is it this company who has made the offer to buy your flat?

    Yes the freehold company. Yes erroneous of me calling them that , it was because they are the company that own the freehold and issue the leases not dealt before with leases other than via conveyancer / solicitors  
    hope that clarifies it i dont think i m able to edit my post to reflect this 
    im so horrified by the timescales 16-20 weeks  thats why i m minded to do it myself
