My insurer askes what percentage of the home is flat roof to which I reply 10% because we have a Bay window that has a flat top to it but is not part of the main roof.
I answer 10% because they only give % options in graduated steps in reality its more like 5% .
I always declare it but often wonder is my Bay Top a Roof?

flat roofs are higher risk so you won't ever have a problem slightly over declaring the risk. Even if you could hope to argue the case that it isnt part of the roof its likely to add delays were the insurer to take the position it is.thebullsback said:My insurer askes what percentage of the home is flat roof to which I reply 10% because we have a Bay window that has a flat top to it but is not part of the main roof.

We have equal problems, we are in a modern apartment block with a curved roof with the back end the roof flattens out but no idea if it goes fully flat or if there is a slight slope, its 6 floors up and so Im not going up there with a spirit level. Secondly in the high part of the roof there are cutouts which give each of the 10 top floor duplexes a sun terrace so presumably that bit, which is their second floor with their second bedroom under the high point of the roof is also "roof"... I like you guess at circa 20% as better to be safe than sorry.1
