Landlord checklist for renewing tenancy

Options
Hello

I am a private landlord and looking to renew my tenants 1 year tenancy.

I am looking for a landlord checklist to keep up to date with any changes regarding my responsibilities since last year.

E.g. i am aware of requirement of serving How to rent, EPC, EICR, securing the deposit + serving the prescribed information, smoke alarm test.

Has there been any other legal changes in the past year? Is there anything new to add on the AST?

If there is a reliable source on the internet to refer to, to keep up to date on the latest legislation, a link will be helpful.

Thank you.

Why bother?  Let the tenancy become periodic.

You could use the Section 21 flowchart to check what PI you require or you might want to consider joining a landlords' association.

The new Renters Right legislation will make your AST defunct anyway as all tenancies will become periodic, so I wouldn't bother even doing it
Massive changes coming in this year (but not as yet) which you need to read up on

I bet the agent is keen for you to renew the tenancy, last chance to get a fee of out landlords for that.

As posted above, dont do it. Renter's rights bill at house of lords stage now, probably be passed by April and in force by November.
Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.

Absolutely: Assuming this is England (other than some other country e.g. Wales, NI) use nearly legal checklist or from the experts in these matter...

    - and yes, bet agent if there is one will want their fees for renewing... plus any AST renewed or not v v likely to be significantly changed by the new Act (which whatever anyone says we don't know what it will exactly cover...

Remember if you let it go rolling, then you still need to
    * get gas safety cert every year (if you have any gas)
    * switch the deposit to rolling (if that's how your scheme works)

    However its much less paperwork.
