Home extension question.



Hi, not sure if this has been covered elsewhere, so apologies if so.
We have had an offer accepted on a semi detached bungalow which already has a 3m extension in part of the width of the property. We are thinking of adding 3m across the entire width so it will be 3m for the part of the property that hasn’t already been extended, and a total of 6m for the part that already has an extension (if that makes sense.) The garden is big enough to accommodate this quite easily.
From what I can gather online, this would still be permitted development as long as we keep to height restrictions. Is this correct please? Is there anything else we would need to do other than building regulations?
Sorry if this a silly question, it’s not something I’ve ever thought about before and we have been a long time in our current home!

From what you describe I think you'll need to make a 'prior approval' application.You also need to confirm the property has full permitted development rights and no planning conditons restricting further extension.2 -
Thank you, as far as we know there are no likely other restrictions and looking at an aerial view, it appears other properties have pretty big extensions.0

You'll need permission from your water company if building close to, or over, a sewer1

Presumably it will still have a big enough garden afterwards - the extensions in total must be less than 50% of the curtilage (excluding the original house).
I'm pretty sure that the second extension has to fit in with the rules for PD including the first extension. As it's a semi, you can extend up to 3 metres out. As the first bit was extended 3m, you can only extend the rest up to 3m to the same under permitted development rules, you cannot extend the original extension another 3m under PD (otherwise people would just extend 3m twice to get a 6m extension).
I think you need to look at either just extending so that both extensions together fall under permitted development rules, or check with planning as you may need PP.1 -
Go and talk to the Duty Planning Officer at the local authority, they will be able to give you a view of what consent if any need to be sought.1

Many thanks, I think you’re right and there’s not much chance of a turn-up service in my local authority these days, I don’t think they have as many staff as they used to.It’s a way to go before we get to completion, but I really appreciate all the advice and eventually, I’ll hop on again and update 😊1
