    The non-standard construction is going to be the biggest stumbling block as you're almost certainly restricted to mortgage free buyers. You may have to drop the price until it sells, but remember that 3 weeks isn't long at all in house sales.

    Exactly, three weeks is nothing to worry about.

    Just a couple of things on your floorpan - can you get into the kitchen from the hallway, if so the doorway needs adding.  Also upstairs where is the bathroom?

    To address your points:
    I got one other valuation besides this one. Went with this because he estimated a higher value, knows the area well, was GetAgent fastest seller choice plus he sold my last property. Also lower fee than the other one. 

    The price I need to achieve is based on going in lower on the other property already. Dropping it further is not feasible. 

    The listing does say the room is currently being used as two separate areas - might be worth, as mentioned, saying the wall could be removed if required, but u would prefer not to touch it. Each area is large enough to be useable separately, that’s how we are using it at the moment. The listing is for a 3 bedroom, bearing in mind those two areas, together, are one bedroom. 

    I may actually have to wait it out. I have seen a house I really like in a lovely area but with things not moving this end, it will likely go.

    Thank you for pointing this out. Just had another look and in fact the kitchen door is not showing, it opens into the kitchen. The bathroom upstairs has the wc separate, the room showing as boiler is not even a room, it’s an airing cupboard between the bathroom and the toilet room and the area behind the toilet room is not accessible.

    Did you get 3 agents valuations? I presume other houses of this type have sold in your area, who sold them?

    If the agent gave you a valuation 3 weeks ago I fail to understand why price dropped twice, where they just trying it on to  get your business?

    Unless you are absolutely desperate to sell I would sit out the 16 weeks at price initially agreed then remarket with somebody else.

    Reading this forum many people are having to wait ages for a sale. 

    Please ensure new particulars explain that partition wall could be moved if required.

    Out of curiosity, I did a Google search on Rightmove for steel framed properties. That tends to find older listings, and it's normal that many will be sold. Many of the steel framed houses I found were Sold STC. So, they can certainly sell. 

    The houses I envsiage when I think of steel framed houses are like this: 



    They sell, with this one selling for £211k, £11k over asking, in September 2022. That's not much of a discount from what I think a traditional construction brick house of the same size would go for in that area.

    I certainly find those houses visually off-putting. @OP, without posting a photo (which might give away your actual listing and hence your address), how would you describe the basic look of your house?

    The complete lack of any measurements on that floor plan is doing nothing to help your listing. I'm guessing that they are in the written description, but people struggle to envisage room sizes with them to hand, never mind having to flick from a written description back to the plan.  If the divided room had measurements on it, people may be able to see whether it would/could work for them.

    Your agent's skills, seem, somewhat lacking.

    Is there a loo in the bathroom as well as the separate one? If not is there a soil stack that could be used.

    And if that's the EA's plan it's deficient. Get the dimensions on, proper labelling and doors. 

    Just to confirm, no way of getting into the garden without using the kitchen door? 

    And sort out that master bedroom. It should be a main selling point not a detraction. Move junior in with double bed and his study kit. If you use the small bedroom as a drying room, at least put in a bed with bedding on it.

    FWIW, I like the layout.  I saw a house recently which had a huge landing with a reading nook in it, it could work a bit like that.  An extra sitting room for a guest with a cosy private bedroom behind.
