Buying a Bellway new build

Hi all,
We're interested in a Bellway development and really like 'the scrivener' house style. We've never had a new build so it's all a bit new to me and I'm not particularly trusting of sales people as I'm sure they're just out to extract as much money from you as possible.
Bellway have an offer of up to £25k towards costs such as SDLT and extras, etc. when I enquired about this "up to 25k" he said it's varies from plot to plot. So I picked a plot as an example and he just reiterated the same thing and said they've got a "pot of money" that reduces as houses get sold and varies week on week. I couldn't really get a straight answer out him but I guess that the 25k would only apply to the most expensive house on the development, we're interested in what I would call a "medium-high spec home" so would likely only be eligible for something like £18-20k assuming the 'pot' pro-ratas down as you filter down to the lower spec homes.
Has anyone any real experience with how this works at Bellway? I know everything's a negotiation, but I don't really like these offers when they don't give you any figures to base your calculations off of.

My nephew and his wife have bought one on the Lostock development near Bolton. Thiers is a 4 bed but they use one bedroom as an office and another as a walk in wardrobe as none of the bedrooms have enough room for wardrobes with a double bed.
I dont know how Bellway work as I have never wanted a new house, I prefer character and bigger gardens but they love theirs. The have had issues though, wrong flooring laid and the back garden is like a bog. Bellway have promised to sot that once the building is finished, they have been living on a building site for 18 months now.

If there is one home left to sell there would be huge incentives. It genuinely is all about negotiation but never ask them to drop the headline sales price far better to ask for things you want to be thrown in instead. Developers like to keep the headline sales price as high as possible.
Edited to add: If I were in your shoes look for some other competing developments in the area (not being developed by Bellway) and do research them so it looks like you're interested in purchasing a home on a competing scheme then go back to Bellway and say you've been looking at a couple of different housing developments but may possibly be tempted to purchase one of their homes and ask for the £25k of extras being thrown in. I'd go Wednesday afternoon onwards in case they have to hit weekly sales target they wish to (i.e. avoid a Monday or a Tuesday) or even later in the month (if it is monthly targets) but of course if you have your heart set on one specific home there is always the risk it's snapped up by somebody else.1 -

@SarahB16 great advice. We've had and have got several developments popping up all over the shop so it wouldn't be too hard to find a competitor to use. Great advice regarding time of day and month to avoid. They've got quite a few built and unsold, so id imagine a deal might be able to be done. Thanks once again!1

I'm not particularly trusting of sales people as I'm sure they're just out to extract as much money from you as possible.
Any sales person who is good at their job, ( whether selling houses, or carpets, or helicopters etc) is trying to maximise revenue from the client, without losing the sale and without making it too obvious what they are doing.
It is not really a matter of trust, it is what they are paid to do.
