likely rough timeframe for chain free to complete?

I finally got a bungalow offer accepted. It is chain free,. My buyer is in rented now, and just awaiting a fire assessment i have booked for 6th march, and the rest of it is on track their end. My conveyancing is all set up and underway for my bungalow. 
When roughly do people think I'm likely to move? I have time constraints as my buyer will pay my neighbour £4k roof repairs on completion and my neighbour needs the money by mid july, as her mortgage is increasing.

    I’ve just bought (chain free). It took just under 8-weeks.

    From end of Sep till mid Feb in my case, i.e. more than 4 months(!). :/
    And I don't know about any complications except it was a probate with three hairs, one living abroad. But the house was on the market for a long time before my offer was accepted.

    Similar for us. Took just under 5 months, though tbf in this time our vendor offered and pulled out on 2 houses. The 3rd was a probate bungalow, and from them offering on that to completion took about 2 months.

    i have had chain free purchase and sales before and they always seem to take 3.5 months so not sure how people are able to get theirs done in 6 - 8 weeks!

    You aren't chain free - there are 3 parties in the chain - your buyer, you, your vendors. You have a simple chain, but it's still a chain. We had similar with one extra link (our FT buyer, us, our vendor, and their vendor selling an empty property). It took 5 months from the chain being complete until completion of sale, although we did have some issues with solicitors unnecessarily slowing things down. 4 -5 months would be my expectation, although clearly it can be done quicker.

    My buyer is in rented now...

    What are your buyer's notice terms for their rental and/or will they be prepared to overlap and pay rent and mortgage?

    What time period do they want between exchange and completion? Enough to give their landlord notice?

    You say "in rented now" - which sounds a bit like they've just started renting. If so, do they have a minimum fixed term?


    More generally, what timescale has your buyer proposed?

    Are they savvy property buyers (who would make a realistic proposal), or inexperienced wishful-thinkers?
