Renting - ex paying rent for me??

Hi all can anyone offer me advice please,  I’m recently divorced and want to rent a house that my ex husband has agreed to pay the rent on (we still get along well and have 3 children together), I wouldn’t be able to afford a house just on my wage but he is willing to sign as my guarantor. I’m now finding out no one will accept this.. I’m being turned down by letting agents and landlords, as it will be my name on the tenancy and because I won’t pass the credit check they don’t want to know.. yet my ex husband will pass easily as he earns a six figure salary and we both have really good credit scores? Can anyone help with any other possible options I might have? Thank you

    The agents are taking a hard line as they do not know how long your ex will keep up the payments.  Could you and your ex manage to pay 6 months in advance?  That might persuade the agents to agree to a let.

    No we wouldn’t be able to pay that much unfortunately…but if he signs as a guarantor doesn’t he legally have to pay?

    Suggest both names (his & yours) on the tenancy as tenants.  But that gives him the right to live there, visit, keys etc etc,,,,,

    I would have thought a guarantor would get around the problem of you not earning enough. Maybe you are in an area with few suitable rental properties and so the landlords can afford to be more particular.

    yes he would but it takes time and money to chase debts and there is a high chance that he will stop paying.  it is therefore easier for them to rent to someone else with less risk.

    I paid rent for an ex for a couple of years. It only stopped because I could then afford to pay a lump sum instead. 

    None of the estate agents she spoke to had any problem with it.
